    Mayor sees many challenges along with opportunities

    San Francisco, CA -- (SBWIRE) -- 01/07/2013 -- The U.S. 380 corridor, Dallas North Tollway corridor, and the Golden Corridor along the Preston Road are three reasons why the city Prosper is likely to see a boom in the recent future.

    Over the previous two decades, the farm town&aposs population doubled, then quadrupled, and now it seems to take large leaps almost monthly. The town was comprised of 1,141 residence in 1990. By 200, the town had 2,317. In 2010, the town had grown into one with nearly 2010. This year the town reached 13,500 according to the latest city estimate.

    That estimate paled in comparison to the estimations of the 27-square-mile town that includes a comprehensive plan as it moves forward. Over the next 20 years, Prosper could end up seeing as many as 80,000 residence within its borders, according to Chris Copple.

    “The estimates have build-out around 2035,” he said, “but with the amount of plat plans I’m seeing, it might be a little quicker.”

    With the excessive growth will come, of course, many challenges, and the mayor, Ray Smith, has said one of the biggest is trying to provide infrastructure and amenities while continuing to work within the municipal budget.

    “People who have moved to Prosper, a lot of them from Allen, Plano or Frisco, they’re used to high-quality amenities,” Smith said. “Our job as a council is to try and provide them and keep the budget as low as we can.”

    The tally of building permits has set records almost every two years. With 373 in 2001, and nearly 450 in 2012, according to Copple.

    “A couple of weeks ago, I was telling the staff that with the development applications I have, we had plats for 1,300 lots in four different plans — and that was just on Monday,” he said.

    And a good supply of available building lots is a big deal.

    “Even though we’re setting records [on housing permits], the big question people have is whether there are lots available,” Smith said. “Everybody is trying to get this economy going again, which is like trying to turn the Titanic in a bathtub, but I’m seeing the nose of it in Prosper anyway.”

    Largest deal in recent history reaches nearly $300 million

    San Francisco, CA -- (SBWIRE) -- 01/08/2013 -- Las Vegas developer Terri Sturm penned a $300 million deal with an Illinois real estate giant for six shopping centers.

    The Inland Diversified Real Estate Trust acquired a majority stake in the shopping centers. The total area purchased is 1.7 million square feet, according to Sturm&aposs Territory.

    The properties that were purchased include a 525,000-square-foot Eastern Beltway Center at Eastern Avenue, and the 215 Beltway, along with the 860000 sq ft Centennial Center next to the U.S. 95-beltway.

    The $296.3 sale was penned on December 28, and might be the largest of its kind in the Vegas area in the last half decade.

    “Even during the boom, there weren’t too many portfolios sold like this,” said Nelson Tressler, an executive managing director with real estate brokerage Newmark Grubb Knight Frank.

    Territory had personally developed five of the centers with partner firms, and Inland bought two of the centers outright. Territory and its development partners are still holders of a minority stake in four of the properties, according to Inland President and Chief Operating Officer Barry Lazarus.

    The centers have major national tenant companies, and according to inland, an average occupancy rate over 90% is enjoyed by the shopping centers. Tenants include Wal-Mart, Home Depot, and OfficeMax.

    “It isn’t very often a portfolio of this magnitude comes along,” Lazarus said.

    Territory was the fifth-largest of the commercial landlord sector within the valley, according to VEGAS INC research. Chief Executive Officer Sturm founded the company in 1993, and her husband Roland V Sturm, is titled as the owner on the company&aposs website.

    Terri Sturm has had a history in the real estate business since the mid-&apos80s, and her resume includes being a developer for powerhouse shopping mall owner Simon Property Group.

    Local real estate executives do not have a direct answer to why Sturm has sold the hubs. Lazarus said he heard of the possible opportunity for sale a year ago.
