New Housing Section Plans Pending on Town of Chester Approval Reports Ashford Real Estate Colorado Springs

Some citizens not pleased with quiet neighborhood becoming bustling thoroughfare

San Francisco, CA -- (SBWIRE) -- 01/11/2013 -- Chester City Planning Board gave Ashford Estates the green-light, but with a caveat for building.

Before the company can begin its projects, the 20-lot subdivision, John Sorrentino must be willing to get an Orange County Department of Health to give its signature on the plans for a sewage disposal system.

Additionally, the Town of Goshen officials will need to be consulted prior to the creation of thee Goshen lots in the site plan that may be added in the future. There were seventeen lots in all for the Chester that were granted conditional approval.

Don Serotta, of the Chester Planning board, noted that the board had consulted four individual lawyers, who had stated a lot transfer would be wholly legal, assuming it was reviewed by Goshen.

The Goshen portion is not set to be disturbed, and if the Town of Goshen does not agree to the transfer, the lot will stay at 17 houses.

Residents in the long-established neighborhoods within the Goshen and Surrey Meadows in Chester have each objected to the quiet and peaceful roads becoming throughfares filled with traffic between the Route 94 and Chester and Broadlea/Knoell Road in Goshen.

Sorrentino is being told he must manifest additional details for the boar&aposs approve regarding the arrangement of open space and parking consideration within the Heritage Trail area. There are additional conditions that include a land transfer to Chester Union Free School District, which is expecting to use the property of recreation. There will be an additional request to the Town of Chester that they accept the ownership and maintenance of the stormwater system for its drainage ponds.

Planners waived certain prerequisites due to Ashford Estates using green technology. The company will be installing rain gardens in order to conserve water, and by clustering houses together, the company will be minimizing surfaces that result in possible flooding.

Older shopping centers still struggle to fill spaces

With rumors abound of further purchasing, the hope of big sales in 2013 is, as of now, more of a withheld hope.

There seems to be genuine interest within the institutional investors who are making their way to buys in the Colorado areas.

“The question is, can it be sustained,” said Brian Wagner, a broker at Sierra Commercial Real Estate.

“There are a lot of good things out there,” said Mark Useman, a broker at Sierra who primarily focuses on retail spaces.

Unemployment stays begrudgingly at 9%, and the city&aposs population continues to see expansion, which does mean more housing sales and expansion.

Retail sales have been strong as of late, but the vacancy climbed from 10.58% in 2011 to a solid 11% in 2012. Aging shopping centers appear to have been his the hardest. Centers that were built after 1994 have 3.42% vacancy, while those built before have a 19.67% vacancy. This, despite the comparative affordability of the older spaces, at a $10.88 per square foot, as compared to $23.26 average of the new centers.

Housing sales pick up pace in recent fiscal year

San Francisco, CA -- (SBWIRE) -- 01/11/2013 -- The college towns of Colorado towns have been able to stay strong during the nation&aposs real estate collapse. Home values among those areas were able to hang in, avoiding dramatic drops that many around the nation felt. Only home sales took a dive, and even that statistic is now improving.

There were 752 total sold in Boulder between November of 2011 and the end of 2012&aposs October. The 23% increase was welcome news compared to the same period prior, according to the Boulder Area Realtor Association, in their Wednesday release.

Homes in the boulder area have been sitting on the market for an average of 75 days. That is nearly a 20-day improvement from previous years.

“Our pricing and home values have changed very little over the past few years, even with the economic downturn,” Boulder Area Real Estate Association Vice President Kenneth Hotard said in an interview. “What&aposs changed in our market more than anything else is sales volume and that has begun to rebound.”

Boulder experienced an average sales of $683,271 and a median of $602,000, according to records. The average sale over the 2012 fiscal year was $668,027, a 0.3% decline from the year prior.

Re/Max of Boulder agent Duane Duggan stated that the supply of single-family houses is nearing a 10-year low, and sees buyers grabbing homes priced under $600,000 quickly, likely in a bid to make a turnover.

“If they&aposre priced right, they&aposll go under contract on the first day,” he said.

In the Heatherwood area, there are 658 homes. The community that lies to the north of Boulder typically has 20 to 30 houses on the market, says Duggan. Today, there is one. In Martin Acres, in Boulder, there has been a 50% increase in the houses on the market.

“For the last few years, my job had been mostly about keeping in contact with my sellers,” Duggan said. “That&aposs changed. Now it&aposs more about the strategy of pricing it right to get the most money out of it.”

Banks say second-steppers hit hard by recession

San Francisco, CA -- (SBWIRE) -- 01/15/2013 -- The total number of Scots moving into homes has found its way to the lowest levels in a decade, according to the Bank of Scotland.

The leading bank in the country estimated that there were 27,333 total home movers within 2012. That is a slight drop from the total of 27,5000 that was seen in 2011. The tally is also more than a third lower than the total in 2002, when over 83,000 moved.

The bank noted that its latest Home Movers Review found a small improvement in the affordability for those who are seeking homes or looking to move up on the property ladder from “second step”. The term applies to homes that are considered above first-time buyer levels, but still building-block homes.

Nitesh Patel, a housing economist at the Bank of Scotland, warned the many who were looking to move out to their first home, as they could be hindered by the “very low” levels of equity for their current properties.

The Bank of Scotland stated that they could have anywhere from £2,844 worth of equity in a home. However, the potential of second-steppers bought their initial home at the peak of the market in 2007, and thus the negative equity would result in owing more than the property was worth currently.

Mr Patel said: "Even though many of Scotland&aposs second steppers won&apost have bought at the height of the market, many are still going to struggle to make that move up the housing ladder.”

"House prices have been falling or remaining flat for the past four years, and as a result many first-time owners in Scotland are still in a very low equity position."

He added that "the difficulties faced by aspiring second steppers are having a considerable knock-on impact for potential first-time buyers due to the resulting shortage of properties available on the market, with housing chains proving hard to establish."
