New Jersey Homeowners and Businesses Take Precautions Regarding Flooding

Second-floor entrances as well as raising entire offices just a few options to avoid floods

San Francisco, CA -- (SBWIRE) -- 11/01/2012 -- The Lipps bought their split-level in Millburn in 2006 where they raise their two children on what was, according to Stacey, “a terrific block.”

However, in late August of 2011, tropical storm Irene hit the state with heavy rains. Stacey said she gathered up the children and fled the house in the early mornings as the water had already reached knee-high levels on the first floor.

The family is still situated across the street from a branch of the Rahway River.

“We took steps to prevent as much water getting into the house as we can, but if water is going to come in, it’s going to find its way.”

Still, the alterations have helped ensure the family will not be trapped if such day ever comes.

They are among many homeowners and businesses that have taken extra steps to be prepared for other potentially devastating terms.

The Dental Associates of Denville undertook changes after Irene that were equally dramatic after its offices were flooded. The flooding destroyed thousands of dollars worth of equipment, prompting the association to make a change.

“We had to discard everything,” said Lew Figatner, who runs the practice across the street from the Rockaway River. “Chairs, instruments... everything was ruined. We didn’t want to go through it again.”

He thus had the entire one-story building raised up six full feet. An elevator and stairs were added to the building.

“It’s going to happen again,” Figatner said of the heavy rains and local flooding.

“Seven years ago, architects Nancy Dougherty and Claudio Breda opened Studio 1200 in Short Hills. Redesigning buildings to limit water damage “was not something we were addressing,” Dougherty said.

The wealthy co-founder of Innocent smoothies had jumped on the British basement bandwagon

Plans seem to indicate that he wants a single-story basement that would extend across the majority of his property’s gardens. The basement is set to provide space for a swimming pool, yoga room, as well as a massage room, two guest rooms, a cinema, wine cellar, and a “staff flat”.

Other owners on the street have also applied for permission to build even larger basement luxury pads. One such neighbor is building a two-level basement.

The construction of such a structure is likely to take years to complete, and that has some neighbors in the area of west London a bit perturbed.

One resident stated that, “Yet again it is a case of the big cheeses riding roughshod over neighbors. People’s lives are being thoroughly disrupted by noise, dust and vibration for a very long time. Why should we all have to suffer for a few people’s vanity projects? The whole area is being turned into a gigantic underground massage parlor.”

Mr. Balon’s application warns the work, expected to cost upwards of $2 million, could potentially damage property in the “slight” category.

Such disturbances could include fragile items being taken from mantels and pictures take off walls. Windows may also may need to be fortified, which could cause the constructions to receive some pushback before it is okayed.

Mr. Balon was not available for comment regarding the issue when contacted for a statement.

Sydney, Melbourne See Uptick in Home Auction Clearance Rates

Buyer Confidence May Mean Real Estate Market Revival

San Francisco, CA -- (SBWIRE) -- 11/02/2012 -- Property auction clearance rates are outperforming last year’s levels in Sydney and Melbourne, leading many to believe the two cities may be in for a real estate market revival.

Sydney’s market has performed slowly yet steadily throughout 2012. Melbourne’s market, however, has been sluggish.

Now both markets are improving, particularly, say industry experts, in the multi-million dollar bracket.

The recent “Super Saturday” event, Australia’s largest real estate auction of the year, saw Sydney’s clearance rate up 13% over the same time last year, while Melbourne saw 1,180 homes auctioned over the weekend, up from 742 the previous weekend and from 405 during the same time last year.

The high price sellers during Melbourne’s Super Saturday event were a Port Melbourne home that sold for $4.1 million, a Kew home that sold for $3.92 million, and a St. Kilda West home that sold for $3 million.

The most expensive sale in Sydney was a Northcote Avenue home in Killara that sold for $4.22 million. Philip Waller, of McGrath, the agent who sold the home said it was valued at $5 million in 2006. “The buyer could see the value in the property. A similar home sold nearby for about $7 million,’’ he said.

Although Waller had hoped to sell the home for about $4.5 million, he was pleased in general with the results and considered them a positive sign of things to come. “Overall, the market has been better, and even at open for inspections we’re finding there is more confidence,’’ he said. “I’ve had offers of about $4 million and $5 million for homes in the last few days and it has been good to see people coming out and making offers again.”

According to Mal James, a Melbourne buyers agent, sellers are seeing good results when they price their homes in keeping with the market. “A long drought on good stock meant there were some thirsty buyers out there, ready to snap up the good properties that were on offer on Saturday,’’ he said.

James noted that demand is especially high in the $2 million-plus market. The increased consumer interest should stimulate more of the same, he added. “Activity breeds more activity, so we would expect more properties to be coming onto the market over the next few weeks as well as more off-markets,’’ he said.

Scott Banks of Scott Banks Real Estate said that in an effort to be cautious, many buyers negotiated prices following the auction.

“There is a lot of that happening, but there are certainly a lot of happy vendors around after the weekend.”

Buyers advocate Christopher Koren said that while houses he worked with 15 years ago were 90% auctioned and 10% off-market, today about 20% of the homes he manages are off-market.

“There is talk of a few properties worth around $25 million which will be coming on to the market for sale, but of course they will transact off market as there is such a small number of people who could actually afford to buy in that bracket,’’ he said.

Housing Market Trust on the Rise as More Moving in Being Seen

Those who are optimistic still believe only a slight upturn will occur

San Francisco, CA -- (SBWIRE) -- 11/03/2012 -- Nearly one third of an individuals surveyed think the housing market will be trending upwards in the coming months. The 29% optimistic mark is a 7% increase for those who believe good things are coming for the industry, according to the property search website RightMove.

The belief that the mortgage market is and would be improving was the most cited reason by those surveyed. Thirty-two percent felt that the mortgage market is improving overall.

The return of house price confidence, as well as better access to mortgages, are crucial ingredients to the market moving up again.

Even with the level of positivity, most believe the market will rise less than 5%, but even that modest move can help those who are trapped in negative equity move their properties.

Out of those surveyed, four out of every 10 believe prices will remain near their current number within a year’s time. A quarter of those surveyed expect a slight lean downwards by next year.

The study showed that a fifth of those who bought a home between 2007 and this year do believe it is now worth less than they paid. Among those surveyed, 17% believe there are in negative equity, which means their mortgage balance is bigger than the value of their home.

Miles Shipside, Director of RightMove, said: "Many built strategies on the cornerstones of increasing property prices and low or no deposit lending. The result of this approach is a negative equity millstone around the necks of many buyers from that era which will take years to lift.”

The British government launched a $120 billion scheme to kickstart lending over the summer. That move has helped increase mortgage availability; however, many competitors among lenders have aimed their focus at those with larger deposits to put down.

Jakarta's Upscale Apartments Rental Rate Grows

Indonesian economic growth luring foreigners

San Francisco, CA -- (SBWIRE) -- 11/03/2012 -- Rental rates for luxury apartments in Jakarta’s business district has risen 14% over last year, driven by demand from expatriate workers.

About 45,000 foreigners live in upscale apartments in Jakarta, according to ChannelNewsAsia.com, which reported the rental data findings of an Indonesian central bank survey.

A fast-growing economy has produced jobs that are drawing foreign workers to Indonesia.

The capital’s business district is a popular choice for foreigners to live in because they get a shorter commute to work and spend less time in traffic.

One Jakarta resident, Anthony Macri, said he likes the city’s shopping and cultural amenities. Macri also is close to his job.

Although the business district has plenty of high-rise apartments, not all are for rent. Some units are bought for investment or serve as status symbols, a property analyst said.

“We’ve observed that many Indonesians buy apartments for the prestige,” Ali Tranghana told Channel News Asia. “If they want to sell it, they will, but if they don’t, they will keep the property as an asset.”

In Indonesia, renters often are asked to pay large amounts of money up front to occupy an apartment, a housing expert said.

“Apartment owners who offer a 12-month lease will ask tenants to pay a year in advance, unlike other countries where they can pay monthly, or even weekly, such as Australia,” Aleviary Akbar told Channel News Asia. Akbar is a residential sales and leasing associate director for Colliers International.

A proposed law would allow foreigners to buy property in Indonesia with conditions. Foreigners would be able to get an ownership certificate for up to 60 years for apartments in three cities: Bali, Batam and Jakarta.

Investing in property in Indonesia might be attractive to foreigners.

“Ever since I’ve been here, prices have gone up,” said Andrew Trigg, a Jakarta resident for 22 years. He noted that property values have risen despite political turmoil. “So there is something quite remarkable about property prices in Indonesia, the way they keep going up.”

"In order to attract that market … you have to deliver a product that they like," he said.

Nisbet also claimed that analysis of sales proved that individuals did not show signs of being “put off” by living in close proximity to a casino.

Justin Brown, Chairman of CBRE, stated that a three-bedroom apartment within the complex could go for as much as $5 million. He also stated a penthouse could easily fetch $20 million.
