Charlotte Building Sales Hint Toward Economic Recovery

While unemployment remains low, business space is being sold at a record pace

San Francisco, CA -- (SBWIRE) -- 11/12/2012 -- Following the NASCAR Plaza and rumored sales of the 525 N Tryon Street office tower later this fall, Charlotte’s uptown section may set a record for building sales in a year.

Charlotte’s uptown office market may have sales above $553 million, according the CBRE Group Inc. and other sources that are close to the action. If the numbers are met, then it would beat the 2007 numbers of $500 million in a single year.

The moving and shaking of the business space is seen as reflecting the optimism in the Charlotte economic prospects. Increasing competition for property shows that commercial sector players have a good sense of the futures of Charlotte’s ability to move upward after bottoming out.

Executive Vice President of investment properties group CBRE, Ryan Clutter, stated that his experience tells him similar cities to Charlotte are not likely to see the same activity.

“I think it says Charlotte continues to be very attractive for investors. It’s a very strong secondary market that has proven its resiliency in the wake of the financial crisis,” said Clutter, who has been involved in many of the deals. “It says (investors) are really bullish on the market.”

The area is not all roses, as it is still dealing with a 9.1% unemployment rate, and that number is lower than recent years.

Analyst remains optimistic despite the past. Most noteworthy is the sale of NASCAR Plaza for $100 million, a property that only two years ago epitomized the abrupt economic downturn and continual uncertainty of the area.

The tower’s owner had defaulted and went bankrupt, and the property then failed to lease up while lenders fought among themselves, unloading the project in the end.

“It’s huge,” veteran real estate appraiser Fitzhugh Stout said of the sale, announced last week. “I think people feel things are bottoming out and there’s positive movement underway.”

Shindico Management Project Goes Sour After City Council Vote

Building management control was cancelled after means by which Shindico got the deal were deemed unfair

San Francisco, CA -- (SBWIRE) -- 11/12/2012 -- A Shindico management contract was given a 90 day cancellation notice after the city council of Winnipeg determined the contract had been awarded unfairly. The contract was for the services of Shindico to manage a former Canadian Post tower, and the terms were in the range of $154,000 a year for the service.

The cancellation of the project came after city councillors concluded that the contract was given not based on management responsibilities, but rather on the sales and purchases of various Winnipeg area properties.

Shindico indicated to the media that their firing was out of the blue from their perspective and company president, Sandy Shindleman, said that the council had told them recently what a great job they had been doing managing the tower. The company also said they will not be attempting to regain the contract because no one is going to hire a contractor they just fired.

The city council has indicated that it is currently looking for a replacement property manager to manage the tower until it can be sold, which in this market, could take some time.

Shindico is also in management control of another city project dealing with the Dominion Bridge, and will keep control of it after city council member Russ Wyatt attempted to have that contract cancelled as well.

The cancellation has made many folks happy most notably Canadian Taxpayers Federation director in Manitoba, Colin Craig, who responded to the news saying that it was a long time coming, and that it now gives, “everyone a fair chance at work.”

The tower under contract was originally purchased for $29.25 million and had plans to undergo majors changes. Plans were to convert the Canadian Post building into a police station, among other things. With new management on the horizon, the city council of Winnipeg still plans on selling the building, but it is now anyone’s guess what will become of it.

Shindico will have 90 days to relinquish management duties.

The CEO of Kingsland real estate agency, Denis Yevseyev, said that interested resellers should target exclusive markets that will have limited competition in the future because that will increase sale value at the end of the day.

A partner at Chesterton real estate, Yekaterina Tein, said that investment decisions can be split into three different categories, all of which have different outcomes: safe/low-profit, risky/high profit possibility, and professional investing. Tein said that while each have an upside, the downside of “risky/high profit” investing would have to big of a probability in the current state of the economy.

Donald Trump was quoted saying that buying property in Greece and Spain, two countries that have seen recent economic struggles, would be very smart at this point in time because the rewards of profit over time could be exponential. The problem with this is that if the markets never recover, all we be lost for investment hopefuls.

Experts say that the best investment in real estate right now would be to purchase “elite” property. While the economy is not doing so well at the moment, elite property ownership could be beneficial in the future. However, many experts say that it really depends on the country and area of interest for buyers.

The example used by many real estate gurus is the market in Hong Kong, Shanghai, and Mumbai, which has seen exponential increase in real estate since it reached its low back in 2008. While market trends vary around the world, it is probable that most countries who have seen overall success as a nation will ultimately rebound, thus providing very good profit for real estate owners who bought at a low point such as right now.

While there is no outstanding reason for such activity, managing director Munachi Okoye of MCO Real Estate, which does a lot of work within these areas of Lagos, surmised that the drop could be due to the fact that many of their clients are foreign. WIth such a poor global economic economy at the moment, Okoye says that companies and individual contractors are focusing on profits in their home countries, and are consequently cutting back on foreign deals.

Okoye also said the drop could be partially thanks to the lack of a functional mortgage market, which would enable property owners to pay for their purchase over a period of time rather than all at once.

MOCRE not only rents to companies and contractors who need office space for living, but also sells with the purpose of convincing these buyers that such a space could also offer a long term investment opportunity. Unfortunately, because of the global financial situation, MOCRE has seen a decrease in sales.

While many other high end real estate properties are being built around Lagos including in Victoria Island and near the Lekki-Epe Expressway, Okoye believes that these will not be competitive because it takes knowledge and expertise to even explain the potential investment opportunities to potential clients, which besides MOCRE, not many companies have.

As long as corporate market businesses continue to pull back potential investments in office space in Lagos, the industry will struggle. Due to the fact that companies can simply not afford such expansions into foreign countries, businesses like MOCRE will have a harder and harder time selling such properties. Expansion projects for high-end office space has leaked to surrounding areas of Lagos, but are not expected to gain profits as long as the current trend continues.

Storms not finished punishing north-eastern states, residents doing what they can

Simultaneously, the government leaders began to grapple with the rather daunting concern of a long-term problem: Where will many find housing, as their homes are currently considered uninhabitable. Such homes will stay that way for weeks, months, and possible some will remain in such a state for over a year, through a combination of the initial storm, and subsequent storms to follow.

Mayor Michael Bloomberg has said that 30-40,000 New Yorkers may need to be relocated, which will be something of a monumental task within a city that has little housing available to begin with. That is not to mention the prices of basic living within the metropolitan area. The Mayor and officials hope that number will drop by half within the next couple of weeks as electricity returns in certain areas. That still leaves at least 15,000 New Yorkers with sustained living.

In Staten Island, Sara Zavala is like many, as she spent a night under two blankets and layers of clothing due to her power being out. She said she does own a propane tank, but only runs it early in the morning, as she does not want to use up the gas while she sleeps.

"When I woke up, I was like, &aposIt&aposs freezing.&apos And I thought, &aposThis can&apost go on too much longer,&apos" said Zavala, a nursing home admissions coordinator.

It is not only the many without proper-working homes. The storm took the lives of 100 people in 10 of the affected states on the Eastern seaboard. It also affected gasoline allocation, causing shortages in many regions, and the result is akin to the 1970s gas shortages. Over a million homes and business still have no power in New Jersey, and just about two-thirds of a million in New York suffer the same lack of power.

There are pockets of the cities and states that are returning to something of a normal pace. Still, with so many without the basic necessities of life, it is more of a hollow shell of regular life for many of New Yorkers and Nor-Easterners.

"Prepare for more outages," said National Weather Service meteorologist Joe Pollina. "Stay indoors. Stock up again."

"Well, the first storm flooded me out, and my landlord tells me there&aposs a big crack in the ceiling, so I guess there&aposs a chance this storm could do more damage," John Lewis said at a shelter in New Rochelle, N.Y. "I was hoping to get back in there sooner rather than later, but it doesn&apost look good."

The North Eastern has seen its share of difficulties, and many believe they will be able to find their way through the coming storms and current difficulties. However, there is no doubt that the impact of so many being without homes will leave a scarring effect on the cities and states that are feeling the brunt of mother nature’s indifference to normal life.
