Italian Property Fund Declines by 2.3 Percent for First Half of 2012

Index says figures point to contraction

San Francisco, CA -- (SBWIRE) -- 10/26/2012 -- Italian property fund Index posted a -2.3% return for the first half of 2012 and -4.8% annually. It was Index’s second consecutive negative result.

Index has 13.4 billion euro under management and 39 domestic funds.

The company said the figures indicate a contraction from previous periods. “The number of institutional funds has increased to 17 funds with the inclusion of M DUE, whilst the retail fund Caravaggio has been dropped out of the sample following recent changes in the funds’ governance,” the company added.

The worst results over six months came from specialist funds, with 2.8%. Balanced funds provided the best results at -1.3%. Retail funds recorded results of -2% and institutional funds offered returns of -2.6%.

Like Italian funds, most alternative investments posted negative returns. Real estate stocks were at -1% for the first six months of the year and were -57.9% in June from a year previous. Equities were -2.4% for the six-month period and -21.6% over a year. The only investment with positive return was Italian government bonds, at 10.4%.

IPD Senior Analyst Giancarlo Cucini said most of the funds are going through a “de-leveraging” process. “The results of the Index confirm the difficult economic and financial context Italy and Europe have been facing for the past few years,” he remarked.

Risks can be overcome with good legal advice

McKean noted that the perceived risks which often worry investors - such as political risk, lack of corporate governance and transparency, corruption and the like - are not necessarily particular to Africa and are generally found in all emerging markets.

“Thinking of Africa as too risky is simply an outdated notion. With a careful and focused approach, it is possible to address investor concerns and minimise risks, but doing one&aposs homework on individual countries and projects is absolutely vital. There are however some fundamental ‘must haves’ when considering any investment.

“Choosing the right local partner is key to any investment in Africa. Extensive due diligence on the market and your partner is vital.

McKean said that if one is dealing with government it is also essential to fully assess country and political risk and to evaluate the impact of regime change on a project.

He noted: “Africa is a continent of 54 countries, each of which has its own mix of political, cultural, religious and language factors. There are many different legal systems in place. Each country has its own legal system and its own laws governing the ownership and the taking of security over real estate.

There are many examples of African coun¬tries that have no system of freehold owner¬ship. In some of these countries all real estate vests in the state or in the governor or the president although the rights to use and develop land can still be granted under leasehold or by way of concession or a right of occupancy.

Almost all African countries limit foreign ownership in real estate, either by limiting the duration of rights granted to foreigners or foreign entities, or by imposing other restrictions limiting ownership rights.

Because real estate investment is relatively new to many African countries and some tax systems in Africa tend to be relatively unsophisticated in global terms, certainty with regard to tax treatment can be difficult to attain.

“Nonetheless, with appropriate advance planning and a detailed understanding of the tax playing fields in the target jurisdiction, it is possible to design relatively tax-efficient deal structures for African investments,” McKean concluded.
