Southeast Asian nations buoyed by stalling Chinese economy

San Francisco, CA -- (SBWIRE) -- 12/03/2012 -- Chinese investors who are concerned about potential slowdowns in their home country are turning to Southeast Asia, particularly Indonesia, for future property investment.

Numerous Chinese Indonesians control substantial segments of the Indonesian economy, making investments there more attractive.

Companies, such as Singapore-based Yishan Capital Partners, recently launched a fund to invest in Southeast Asia, with the ultimate goal of investing as much as $250 million. As much as $25 million in assets have already been targeted.

Yishan has already made four investments in Indonesia and are targeting neighboring nations, such as Cambodia, Malaysia, Myanmar, Singapore, and Thailand as well.

"We have been very vocal that there is not going to be a lot of excitement about real estate in Europe. It&aposs going to be pretty static," said Yishan managing partner John van Osst. "In terms of yield, you can get that in Europe. But the growth has to be in Asia."

So far, Indonesia has posted a 6.2% gross domestic product growth in the third quarter this year, which is only slightly lower than the numbers posted for the first two quarters. Domestic demand for products remains high even as imports have slowed slightly.

An overall 6% growth is expected for the Asian nation, for both this year and 2013. That growth is thanks in part to increased investment spending and consumer demand. At that rate Indonesia only trails China in the region.

There are a number of reasons for optimism in Indonesia these days. The government is considered highly stable and has fundamental plans in place for future development. Real estate brokerage firm Jones Lang LaSalle recently called the nation "one of the bright spots in the regional economy".

Van Osst say that his company is especially targeting warehouse space, which benefit from strong domestic demand and growth in consumer spending on Indonesia. Yishan has invested in logistics centers in Jakarta and Surabaya, along with a residential project in the nation&aposs capital and a shopping center in Bali.

"There is certainly an interesting property story going on in Indonesia at the moment," said John Saunders, private-equity property specialist and chief executive for Asia of MGPA, based in Hong Kong. "My slight concern is that in some of these markets there is a lot of land available. The rents will go up and then everybody starts building because there is not too much of a constraint on supply. But it doesn&apost have the constraints of Hong Kong or Singapore."

It is not unusual for a property owner to have more than one mortgage on his property. Perhaps he has a home equity loan or a second, or junior, mortgage to defray college expenses or make some much-needed home repairs. While foreclosure generally focuses on the primary mortgage, the lien holder(s) for a junior mortgage will be lining up for their share of the foreclosure proceeds. The following will look into second mortgage foreclosure to clarify whether or not it actually exists and what to do if it affects an individual.

A mortgage is actually two documents – the note for the loan, which is the prospective homeowner’s promise to make the payments, and the mortgage itself, which makes the property the collateral for the loan. Junior or second mortgages are generally used not so much for the home itself, but for other things. Some of these include taking out a home equity loan to help with credit card debt or automobile purchase. When a lender sends a Notice of Intent of foreclosure, second mortgages and foreclosure come face-to-face. The lien holder of the junior mortgage wants to get its money back and will take the necessary steps to do so.

The lender takes action on both the first and second mortgage in foreclosure processes. However, both mortgages are not treated the same. There is a method of payment, a hierarchy of sorts, that defines which lender gets paid first and how much it receives. There may also be some other claims against the property, leaving an insufficient amount of money left to pay the second mortgage off. Most often, junior mortgage holders get next to nothing out of foreclosures.

Second mortgages and foreclosure are not exactly friends. Some issues that preclude payment of the junior mortgage include repayment made to the first mortgage holder; other liens against the property, such as tax liens; foreclosure charges and other fees due to the priority lender; and the recording dates and loan types of other loans against the asset. A quirk of foreclosure is that the junior mortgage often simply fades away once it is complete. This does not mean an owner no longer owes the money; it simply means that the second mortgage holder can no longer look to the property to get it. There are steps a 2nd mortgage holder can take, though, to get its investment back, so be prepared to receive a letter from it soon after foreclosure completion.

The following will delve into what the plan can do for these folks to help them through a sticky financial problem that could cost them their beloved abodes.

The anagram HAMP stands for home affordable modification program and its intention is to aid folks who are having financial difficulty by modifying, or changing, their original mortgage loan. The program can cut a mortgagee’s payment by as much as 40% by lowering the interest rate or lengthening the time he has to repay the loan. This sounded good in 2009 and still does today, but a few changes had to be made to qualify for the plan.
