John Seggerman Sees Strength in the Virginia Real Estate Market - Despite Seasonal Shifts

A recent report from the Virginia Association of Realtors shows that the residential real estate market in Virginia has improved in the past year. Although sales this past August were down from their peak earlier this summer, John Seggerman is optimistic because they're up compared to last August.

McLean, VA -- (ReleaseWire) -- 10/01/2015 -- A recent report published by the Virginia Association of Realtors showed that the commonwealth's residential real estate market experienced strong growth over the past year. John Seggerman of Seggerman Homes notes several figures in the report -- and he's not overly concerned about a seasonal decrease that's also evident in the data.

Compared to earlier this summer, home sales in Virginia have begun to decline. August is typically slightly slower than the second quarter, though, as summer ends and the school year begins.

John Seggerman explains, "Seasonal shifts, like a slight decrease in activity at the end of summer, are normal in real estate. What is significant about this report isn't the month-to-month figures, but the comparison between August 2014 and this past August. Those numbers show growth."

Seggerman is correct. The comparison between last year and this year shows strong growth. Compared to August 2014, this past August saw:

- a 5.26 percent increase in total sales
- an increase in the median statewide selling price of almost 2 percent, from $262,000 to $266,500
- nearly a 4 percent increase in the total value of home sales

The total value of home sales in Virginia this past August was $3.22 billion.

While increases of 2, 4 or 5 percent might seem small, they show that the market has grown over the past year. These aren't seasonal adjustments, but increases in number and value of sales compared to last year.

According to John Seggerman, a strong real estate market can be positive for everyone. Sellers can get good prices for their homes, and buyers can feel confident in their purchases. "The Virginia real estate market isn't a seller's or a buyer's market -- it's a strong market," he concludes.

Best IRS Tax Refund Unveils Deduction Tips for New Homeowners

FAA Approves Condominiums Auberge Residences and One Brickell

Miami Beach luxury Realtors The Kawas Team is pleased to announce that the Federal Aviation Administration (FAA) has approved the development of two new Miami condominium projects: One Brickell and Auberge Residences.

Details on the amenities and features of One Brickell have not yet been widely circulated, but the building is expected to have landscape architecture by renowned Enzo Enea. FHA Loans Provide Options for Credit Challenged Buyers States AMCAP Mortgage

For an easier time acquiring a mortgage, TexasFHA.org gives prospective homeowners the chance to apply for an FHA loan.

Spring, TX -- (SBWIRE) -- 10/12/2015 -- Traditional loans require at least a 620 credit score, no more than 45% debt to income ratio, and a down payment of at least 3%. This can make it difficult for a potential homebuyer to get a loan as many people don't have a high credit score, low debt and a large amount in savings for a down payment when they're ready to buy a home.

According to industry statistics in 2013, 43% of applicants with less than perfect credit were denied a mortgage. Those who were most likely to be approved had a near-perfect credit score, more than 5% down payment available, and a very low income to debt ratio. Many potential homebuyers who applied for conventional loans found it time-consuming to search through potential loans to determine which one is going to be the best one to apply for and which one the person has the highest chance of being approved for.

Furthermore, they also allow people to use monetary gifts such as grants for the down payment. The lower FHA loan qualifications mean a person who might not be able to be approved for a conventional loan will be able to apply for FHA loans and have a much higher chance of being approved. This appeals to many people who are interested in purchasing their first home. Instead of searching through the private lenders and hoping to find one who will approve them, consumers are able to apply for one of these loans.

As long as home buyers have an acceptable credit profile, at least 3.5% down payment and they can repay the mortgage according to HUD guidelines, they should be able to be pre-qualified for a mortgage. Nicodemus concludes, "Once they are pre-qualified, they can start looking for the perfect home with confidence they'll be able to purchase it."
