Recent studies indicate home values, buyer desire both on the rise

Scottsdale, AZ -- (SBWIRE) -- 08/01/2013 -- Home values in the Valley of the Sun are up 30 percent since April 2012, according to the latest housing report from Arizona State University. While the housing market recovers, in concert with the local economy, home values are still 20 percent below their peak in 2006.

Mike Orr, director of the Center for Real Estate Theory and Practice at ASU’s W.P. Carey School of Business says the housing market is healthy and getting healthier.

"Given the balance between supply and population growth in Phoenix, home prices are unlikely to fall below today’s level,” he said. “More likely, they will continue to climb for a long time, though at a more gentle pace."

For current renters and other prospective buyers interested in Valley real estate including the Phoenix real estate market, Scottsdale, Paradise Valley and Fountain Hills, this is likely the optimal time to look for a new home.

According to real estate expert Echo Farrell, owner and broker of Farrell Fine Homes, home buyers and investors should take advantage of the Valley home market sooner rather than later.

"The uncertainty that has hovered over the Phoenix/Scottsdale economy is definitely lifting,” she said. “Our once-sizzling real estate market is heating up again, but this time at a sustainable pace. Combine that with interest rates that are still at historic lows, and those who buy now are getting in at a great time."

Another recent study, this one by mortgage giant Fannie May, indicates 9 out of 10 renters nationwide are interested in soon becoming homeowners. Farrell indicates this number could be even higher in the Phoenix area.

"This is a desirable and undervalued market," she shared. "I have clients who move here from California or Canada or back east, and they are always amazed at how much home they can get for a their money here. Not just large homes, but beautiful homes in desirable neighborhoods."

That unique affordability may be a short-term phenomenon as values continue to rise and the region’s historic growth re-accelerates.

Farrell stresses that the timing may be especially fortuitous for first-time homebuyers.

"For those renters wanting to settle down and invest in a home, getting pre-approved for a loan is an important first step," she said. "An FHA loan is a great way to get your foot in the door. Even if you don’t have a large down payment or are working through some credit issues, the Valley of the Sun still has some appealing homes at great prices."

When asked why the Phoenix and Scottsdale real estate market is so appealing, Farrell replies with a familiar refrain.

San Francisco, CA -- (SBWIRE) -- 08/06/2013 -- The demand for new homes is picking up (post recession) in Phoenix, Arizona but a number of factors are preventing supply and demand from reaching equilibrium. Every member of the housing industry in the area is proceeding very cautiously after the burst of the housing bubble.

Builders in the area are finding their sale’s offices full of homebuyers every weekend. Builders are beginning to purchase more land for new subdivisions and new houses are starting to spring up around the Valley in response. As Phoenix begins to pull out of the recession, these are all promising signs that the housing market is picking up. However, the rate of recovery is not gathering speed as fast as anticipated. New-home construction is accelerating at only half the rate that industry experts expected. The reasons they give are threefold.

First, the region has developed a shortage of construction workers over the economic downturn. Executive director of the Arizona Construction Association, David Jones says “Contractors are fighting for framers, painters, drywallers and plumbers.” Immigration laws have caused many of the cheap, unskilled labor to move out of the area. There are also shortages of skilled labor as the downturn has caused these artisans to retrain and find work in different professions. “To keep up with construction demand now, contractors need to pay workers more money,” Jones said. This may attract them back into the industry.

Similarly, subcontractors are in short supply and those who are still in the business are cautious. Others are in dire straits financially and do not have the means to ramp up their operations quickly. Prime building lots are also in short supply, as those that have been vacant over the past few years are quickly bought up. Canton School Facelift Faces Delays

Unexpected problems have caused setbacks in the renovation of McKenney Middle School

San Francisco, CA -- (SBWIRE) -- 08/09/2013 -- Since school let out in June, the Canton Central School District in Canton, New York has been under a $15 million renovation project, which includes a new $6 million heating and ventilation system. The project was hoped to be completed by the opening of the new school year but some unexpected snags discovered along the way have delayed the project and added to its costs.

The major reconstruction, both inside and out, in McKenney Middle School at 99 State St. was the source of one of the delays. Numerous construction workers, backhoes and bulldozers are currently buzzing around the school complex, attempting to catch up on setbacks caused by asbestos abatement work that was more extensive than planned, says School Superintendent William A. Gregory. Four water boilers were supposed to be installed last week but the new hot water boiler system is backlogged by a week or two.

The additional cost of the asbestos work means spending in other areas of the project may have to be trimmed. Fortunately, the state is picking up 89 percent of the costs. “It’s an expensive process and above what we originally budgeted, said Gregory. “That is the biggest snag we’ve had.” Much of the renovation was supposed to be finished in time for the Sept. 5 opening of school, such as new sidewalks, new curbing and the driveway loop. “We have a lot of work left to do in six weeks,” says Gregory. “We have to make sure the school is operational by then.”

Another major delay in the project involves the exterior wall in the swimming pool area. The wall needs to be replaced due to high moisture levels that caused the metal studs to deteriorate as well as saturation of the wall’s insulation. To prevent the problem from recurring, a new dehumidifier system is being installed along with more extensive insulation in the new wall. The pool most likely will not be ready for the August varsity girls’ swimming team practice schedule.
