House prices are on the rise across the country, new figures have shown.

London, UK -- (SBWIRE) -- 07/09/2013 -- Often when figures emerge of rising house prices, it is London and the south eat that drives the trend.

But the new survey from Nationwide shows that things are looking up in 10 out of 13 areas of the country. However the south west is still the region that is pulling ahead fastest.

Over the last year prices leapt by 1.9 per cent, meaning the average price of a property now stands at £168,941.

This is the strongest annual rise since September 2010 and adds even more confidence to the market.

The figures showed that London had the highest rise, with average prices standing now at £318,214. This is five per cent above the previous peak in 2007, just before the financial crisis.

Despite positive findings from the rest of the country, prices across the country are still almost ten per cent below the pre-crisis peak.

In England, prices are five per cent lower than those in 2007, and in Wales they are 13 per cent down.

In Scotland they are lower by 12 per cent and in Northern Ireland they have plummeted by 53 per cent compared with 2007 levels.

Overall, for June, prices rose by 0.3 per cent, slightly less than the 0.4 per cent increase seen in May.

Nationwide said Government efforts to boost the market, as well as a lack of available homes to choose from, helped to bolster prices.

As previously reported on UKMortgageAdvice.org.uk, The Council of Mortgage Lenders recently said that May was the best month it has seen for mortgage lending since 2008.

The building society’s chief economist Robert Gardner said that London “has seen the greatest recovery in prices of any region.”

It had the strongest annual growth at 5.2 per cent, followed by East Anglia, with an increase of 3.6 per cent year-on-year.

Among England’s cities outside London, Newcastle saw the biggest annual jump, of 11 per cent, to £173,296 on average.

Overall ten out of 13 areas across the UK have seen house prices increase over the last year, while three – Scotland, Northern Ireland and Yorkshire and Humberside – have seen falls.

Meanwhile, interest rates have been kept at their record low level of 0.5 per cent.

It is the first decision on rates since Mark Carney took over at the helm of the Bank of England. He has previously indicated that rates would have to go up at some point.
