    Design and installation of a 540-square-foot sunroom on a home in Homestead, Fla., is under contract to Venetian Builders, Inc., company President Christopher Noe said today. The $45,000 addition, which will have acrylic windows, screening, interior wall finish and heavy-duty insulated roofing panels, will cost about half of what a similar-sized project would if built by traditional methods, Noe said.

    Miami, FL -- (SBWIRE) -- 04/18/2013 -- Venetian Builders, Inc., Miami, is under contract to build a 540-square-foot aluminum sunroom addition off a house in Homestead, Fla., Venetian President Christopher Noe said today.

    “The quality and size of this aluminum sunroom addition illustrate just how effective the aluminum-framing option is for high-end and large-scale projects,” Noe said.

    Venetian builds aluminum sunrooms, screen enclosures and patio covers, including pergola and lattice, in Homestead, West Palm Beach, Fort Lauderdale, Miami, the Keys and throughout South Florida.

    The sunroom will be built off a two-story home. It will extend 18 feet from the home and stretch 30 feet along the rear wall.

    The concrete floor will be finished with ceramic tile.

    Walls will have white, 3-inch-thick insulated aluminum panels and custom-made acrylic windows. Finished interior walls will get electrical outlets.

    “The windows are a key element in this design,” Noe said. Venetian, as the sunroom designer and installer, custom-fabricates the aluminum-framed windows to fit each project that uses them. “That makes for a great fit and optimum size,” Noe said. “The quarter-inch-thick glazing will be resistant to the ultra-violet rays in sunlight.”

    The windows will slide open to expose exterior screens, giving the homeowners a choice between using the ventilation system or taking advantage of the breeze. ‘That reduces electricity bills,” Noe said.

    The windows, in addition to having some impact resistance, can be removed easily for extra protection against damage during the occasional severe storm.

    “If winds above 75 miles per hour are forecast, just lift the windows out and store them until the storm passes,” Noe said, “then slip them back in.” That reduces stress on the structure from high winds, Noe said. Removal also aids cleaning, he added.

    Because the span from the original house to the exterior wall is longer than usual, the insulated roof panels will be 6 inches thick, double the typical thickness. Aluminum exterior and interior covers on the roof panels will sandwich high-density, 2-pounds-per-square-foot foam.

    Ceiling panels also will support three fans with lights. The roofing system is ordered with the wiring and fan mounts included at the factory.

    “We designed this so it can be used as a family room and a storage area for the children’s playthings,” Noe said. “It’s a spacious room, and there’s plenty of room for both child and adult activity. A pool table would fit easily.”

    The best part, Noe said, is that the square footage is achieved at about half the cost of traditional block construction. “This is space that a family can enjoy day or night, year-round,” Noe said, “and at a price that’s affordable.”

    VA Helps Veterans Become Homeowners....

    During the past several years, all the news has been about how much harder it is to purchase a home because lenders have tightened guidelines. However, many have overlooked the fact that the VA Mortgage Program administered by the Department of Veterans Affairs has not tightened at all. The program exists as a benefit to veterans, reservists and active military and also makes Native American Direct loans.

    The program is beneficial in helping those eligible to purchase because of several important reasons:

    - For those who retain full eligibility, there is no down payment required. Most mortgages with 100% financing have gone by the wayside, but not only has VA maintained this benefit, VA mortgages have consistently outperformed national averages.

    - VA allows the seller of the home to pay for all closing costs. What does that mean? It means that a veteran or active member of the armed forces can purchase with no money down and no closing costs. Zero cash is required from the borrower. Keep in mind that prudent financial advice and underwriting standards may require cash reserves after closing and certainly such reserves are a good idea even if not required by VA.

    - VA requires no mortgage insurance. While a one-time funding fee is required to help pay for the cost for the administration of the program, VA provides protection for the lender against default. This is the part of the program which is a benefit to the veteran. If the loan defaults, VA will absorb up to 25% of the loss. On conventional and FHA loans, required insurance can add 0.75% or more to the cost of the monthly payment.

    - There are two other important points concerning the funding fee. This fee can be financed into the loan amount and therefore, no cash up-front is required. In addition, those who are on more than 10% disability arising from their military service can have the fee waived. This could mean a savings of thousands of dollars.

    - As in any program, there are restrictions upon the use of VA mortgages.

    VA mortgages can’t be used to purchase second home or investor properties.

    The applicant must qualify using a “residual” method of qualification, which actually goes through a budget and makes sure that there is enough money left over monthly to afford the housing payment.

    The benefit can be used again after the first purchase, however, the eligibility must be restored by paying off the first mortgage or assumption of the mortgage by another veteran who substitutes their eligibility. Second-time use also increases the amount of the funding fee.

    As mentioned in the previous paragraph, VA loans are assumable. The interest rate is not adjusted, making the home easier to sell in certain environments. However, unless assumed by another veteran, the veteran will not retain their original VA eligibility in order to purchase another home using a VA mortgage.

    - The program can also be used to refinance present mortgages.

    If the present mortgage is a VA mortgage, VA offers an Interest Rate Reduction Loan (IRRL), a program that streamlines refi requirements. No appraisal and qualification is required to lower the interest rate on a present VA loan. The funding fee is also lower for these IRRL mortgages.

    If the present mortgage is not a VA mortgage, the veteran can refinance into a VA mortgage if they have full eligibility. These loans require full qualification but also have a maximum loan-to-value ratio of 100%, including for cash-out transactions. That means a veteran in this situation can use 100% of the equity of their home to pay off debts or for other purposes.

    One other point about VA mortgages is that there is a restriction on the loan amount. Generally, the maximum VA mortgage will correspond to the maximum conforming mortgage amount in a particular area. Most areas of the country have the same loan amount; however, certain high cost areas are higher than the maximum (such as the San Francisco Bay Area). There are times when Congress will extend temporary limits in high cost areas, most recently in response to the severe housing recession we experienced in 2007 and subsequent years.

    Chancellor and Prime Minister hope new strategy will help market surge in new year

    San Francisco, CA -- (SBWIRE) -- 04/19/2013 -- The new and controversial efforts of George Osborne in regards to rekindling the housing market may help to prevent Britain&aposs economy from the flat lining that has happened this year, according to a new forecast.

    Within the new quarterly health check of the economy, the Ernst & Young Item Club stated that a million homes would indeed change hands in 2013, which marks a 5% increase than the totals seen in 2012. They would also constitute the highest numbers since 2007.

"Sales of household appliances and other expenditures involved in moving home will also be buoyant."

    The Treasury also announced an increase in the series of measures that will underpin the housing market, including the “funding and lending” scheme. That particular measure has been the a point of debate, as it is set to offer cheap loans to banks in an attempt to bring down the mortgage costs across the country. In the budget meeting of March, the chancellor promised to introduce a taxpayer-backed mortgage guarantee scheme for 2014. Criticism followed shortly thereafter, as those who warned that because many households were still sitting on heavy mortgage debts for the year, reinflating such prices for housing was likely to be a dangerous move.

    Spencer insisted that there ought be a “rebalancing” that Osborne had hoped for, and would likely be impossible while the eurozone economy was weak. "Although it&aposs not a long-term strategy, stimulating the housing market and the high street will keep GDP growth positive. Unbalanced growth is better than no growth," he said.

    A Treasury spokesperson stated that: "The government is committed to building a stronger economy and this report highlights the real and positive impacts of government policies to support hard-working families and those who aspire to own their own homes."

    Director of research at housing research company Hometrack, stated: "I definitely think the air of optimism will continue to grow, but I don&apost think we&aposre suddenly going to see strong house price growth."

    The government is still anxiously awaiting results that will show whether the GDP figures will show an economy that is slipping into a triple-dip recession or not. That latest jobs numbers may also show unemployment has increased, further concerning the government.

    Howard Archer, of information analysts Global Insight, said: "We expect the labour market data to show further signs of fraying strength in reaction to the economy&aposs persistent softness."
