Calgary Shows Canada Housing Market on the Upswing Reports Sonoma Sage Hill

After difficult recession period, west of Canada showing promise for country

Canadian sales had dropped by 10.5% in 2012, with Vancouver seeing a 26.6% decrease, while Edmonton saw a 4.1% decrease. Saskatoon and Winnipeg also had drops in their overall sales, with 5.5% and 6.9% respectively.

"Stability in Calgary; fragility in Vancouver," says a chart documenting Vancouver&aposs haywire average house prices.

The residential building permit totals were up in the west of Canada, which signaled more upcoming projects for 2013, while Calgary&aposs market conditions have seen an overall positive momentum shift. Population growth is still low, and lowered unemployment rates in Winnipeg and Saskatoon have remained better than the national average. All of which is signifying an overall positive turnaround for the country. The metros are coming back strong after the difficult recession period, according to the report.

A mere one-year supply of property left given current selling rate

San Francisco, CA -- (SBWIRE) -- 04/01/2013 -- In the midst of the housing boom, many likened the flipping game in the Miami condominium market as something of a circus. The monicker &aposcircus&apos is now back, and more high-flying financial maneuvers are back and bigger than ever, according to some.

A recent party to launch a new project from the New York-based developer PMG, had wide-eyed investors watching their wheeling-and-dealing acrobatics like it was the heyday of the roaring 20s.

"It&aposs exactly what we want. We wanted a little bit of show and a lot of flash," said Kevin Maloney, president of PMG, who re-entered the Miami market in 2010 to purchase some of the remaining beachfront and bayside construction sites.

The condominum development in the Miami area simply seems to defy both gravity and reason, as cranes swing above the city at almost every conceivable angle, just as they did during the housing bubble in 2006.

During the boom, 49,000 units were built while investor-flippers utilized simple mortgage money to swap properties and push the prices forward. When the impending crash did come, the lights went out in Miami, quite literally. Tall building sat in their foundation, dark as the night that surrounded them, as the banks took back properties and projects left and right. Most belived it was all over for the good times of Miami property flipping.

However, there are remain only 2,400 unsold units left, which is barely a year&aposs worth at the pace of sales of late. Prices are up over a quarter of the totals from a year prior, according to the Miami Area Association of Realtor.

"It&aposs mind boggling. I&aposm perplexed as to how all this can go forward this quickly," said Peter Zalewski of CondoVultures.

Zalewski had been qualifying and quantifying the South Florida real estate market for just over a decade, and he believes there is less short-term risk involved as n times in the past. Buying Cheaper Than Renting, According to Trulia Reports Dream Wall Decor

Detroit has the largest savings through buying

San Francisco, CA -- (SBWIRE) -- 04/02/2013 -- In a new study handled by Trulia, buying a home is now 44% cheaper than renting overall, despite the rising cost of homes.

Trulia Rent vs Buy report surveyed the 100 largest metro areas within the United States. With the survey numbers it concluded that homeownership is cheaper than renting in each city.

The 44% figure, which compares with 46% that was tallied in 2012, assumes that buyers stay in the home for seven years, itemized deductions at 25% tax bracket, and has a 3.5% interest rate on a 30-year fixed-rate mortgage, with 20% down.

A low mortgage rate has kept the cost of buying lowered, even with overall prices up 7% year-over-year.

Chief economists of Trulia, Jed Kolko, stated that the largest discount is Detroit, where buying is now 70% cheaper than renting, while the smallest savings is in San Francisco, where buying is 19% cheaper than renting.

Kolko stated that buying is not likely to look as good in 2014 as the prices are rising faster than rents and mortgage rates are likely to rise as well.

For those who stay in a rented space for less than seven years, or do not itemize or attain the lowest mortgage rate, renting can be a better deal. With a 5.5% mortgage, for instance, buying is 2% more expensive than renting in San Francisco.
