Asian Investors Buying Big in Central London Reports Bennett Walden

Local citizens only account for a quarter of new-home sales

San Francisco, CA -- (SBWIRE) -- 01/23/2013 -- London is still calling for Asian property buyers, according to a new report.

The Knight Frank report that was released on Wednesday noted investors from Singapore, Hong Kong, China, Malaysia, and India accounted for 50% of the purchases of new homes in central London.

The United Kingdom&aposs own citizens represented close to 25% of new-residence sales in the same area.

Asian buyers have spent over $1 million on new properties, up 14% from the average of a year ago.

“The higher price is partly due to the overall buoyancy of the market, but the products we’re selling to Asians is definitely more high-end than two or three years ago,” said Knight Frank’s Neil Batty.

Batty added that as of 2009, Asian buyers would balk on payments of more than $1,400 per square foot; however, today the projects such as Tower Bridge see Asian investors putting in nearly $2,500 per square foot.

Meanwhile, U.K. Citizens accounted for the highest percentage of property sales in central London over the 2012 fiscal year. Singaporeans were in second place with 23%. hong Kong was third.

China and Malaysia also made the list, with Mainland Chinese investors buying 5% of new central London property, and Malaysians tallying 4% of the overall purchases. India accounted for 2% of the total sales.

Baty noted that one of the main reasons for Asians to buy a London property is the child&aposs education.

“They have every intention to have their children study there,” said Mr. Batty. “We get asked all the time how far a flat is from one university or another.”

New Rules Protect Lenders from Lawsuits Reports Watchtower Mortgage

Rules for mortgage borrowing and lenders hope to lower litigation instances

San Francisco, CA -- (SBWIRE) -- 01/23/2013 -- United States regulators will be unveiling a new set of home mortgage rules on Thursday that are set to provide lenders with a greater shield from lawsuits. The move is hoping to increase legal certainty that will lead to an easement on credit terms for potential borrowers.

The Consumer Financial Protection Bureau&aposs current rules are designed to ensure lenders are able to properly judge a borrower&aposs ability to repay a mortgage debt when they obtain a new loan. The So-called &aposqualified mortgages&apos are supposed to meet these standards; however, following the residential crisis that started half a decade ago, there has been emphasis to improve the rules in general.

The rule set changes within the measure have made it one of the more contested post-crisis U.S. Measures on the docket. That is in part due to lenders having pushed hard for the CFPB to make a broad change to ensure that credit availability will be attainable while it also shields them firm litigation risks from borrower defaults.

Fears over the rules has lead to tight mortgage standards in the previous two years, according to lenders and policy makers. Lenders are simultaneously struggling under the servicing rules that have been imposed on mortgages, while the uncertainty around the future government-controlled mortgage financiers Fannie Mae and Freddie Mac. The new capital rules under the Basel reforms, as well as the measures the demand lenders to retain portions of securities mortgage debt are also causing a struggle for the lenders.

The CFPB has sided with the industry over consumer groups thanks to lenders admitting they would discontinue the lending to borrowers who had defaulted loans.

“They recognized the need to create as broad a credit box as possible to make sure the industry and investors in mortgage securities would extend capital and credit into a marketplace knowing that if they followed the rules they wouldn’t be caught by some unforeseen legal risk,” said David Stevens, Mortgage Bankers Association chief executive.

High-End Homes Expected to Sell Well in 2013 Reports Bennett Walden

Fees and taxes increased in effort to help economic deficit

San Francisco, CA -- (SBWIRE) -- 01/23/2013 -- Bloomberg reported in early January, citing Knight Frank&aposs Housing Market Forecast, that London&aposs most high-brow residential properties are likely to outperform the rest of the United Kingdom&aposs housing market. Cash-rich investors will likely have no qualms with the property-tax increases, and continue to invest heavily.

Knight Frank&aposs, which is a London-based real estate consultancy, noted that prices for the higher-end housing market above 10 million will peak as high as 5% in 2013. Last year buyers were competing for less properties still pushed value up almost 7%.

Liam Baily, head of the residential research at Knight Frank, stated: “The demand for luxury London homes from overseas buyers looking for a safe-haven for their money, as well as a slice of London life has helped drive price increases. This growth might have continued into next year, albeit on a more modest basis as prices bumped a ‘natural ceiling’, but government policy is set to have an impact on the market next year."
