    Perth, WA -- (ReleaseWire) -- 10/22/2014 -- Last week, the Reserve Bank of Australia has kept the cash rate unchanged at 2.5% as expected. The announcement marks the 14th month since the rates have changed. The news is particularly beneficial for first home buyers and property owners.

    "Credit growth is moderate overall, but with a further pick-up in recent months in lending to investors in housing assets. Dwelling prices have continued to rise over recent months," notes RBA Governor Glenn Stevens.

    Despite significant rising property values in some capital cities, the RBA has kept the cash rate the same.

    Rates are expected to remain unchanged throughout 2014 but some economists are predicting an increase in the new year. Comparison site finder.com.au polled economic experts regarding the rates who collectively expect increases starting from next year.

    Although no one can know for certain, a majority of respondents anticipate that increases are likely to occur in the third quarter of next year. Only a small percentage expect the rates to change from October onwards.

    The cash rates are expected to see a gradual increase over a period of two to three years until they return to their 'normal' levels of 4% according to Finder spokesperson Michelle Hutchison. Property buyers are encouraged not to overextend themselves in the near future in the event that rates do see an increase.

    Spring is generally the best time of year in the property market. With increased competition from lenders, consumers are in prime position to take advantage of great deals and incentives. Those new to the market should compare available mortgage options to get the best possible deal.

    Perth, WA -- (ReleaseWire) -- 10/22/2014 -- As expected, the RBA has kept the official cash rate at 2.5%, marking 14 months since the rate was last changed. This is good news for both first home buyers new to the market and property owners.

    "Monetary policy remains accommodative. Interest rates are very low and have continued to edge lower over recent months as competition to lend has increased. Investors continue to look for higher returns in response to low rates on safe instruments," notes RBA Governor Glenn Stevens.

    The news is consistent with earlier reports that predicted rates were unlikely to change despite concerns regarding rising housing prices. Driving this growth is a combination of strong investor activity and low rates. In its Financial Stability Review, the RBA has issued a stern warning that steps would need to be taken to curb this growth otherwise housing values could see a sudden decrease and affect the whole economy.

    Economists predict an increase in interest rates in the new year as one of these measures.

    Examples of substantial growth are particularly evident in Sydney and Melbourne that both saw huge increases compared to other capital cities. RP Data Research Director Tim Lawless expects the RBA to intervene via stricter lending practices such as prudential regulation of the banking sector to slow down investment activity. These measures have yet to be implemented.

    Implementation of such measures are likely to drive more competition amongst lenders as they seek to attract consumers with low fixed rate products and even cash incentives. Those new to the market can use these offers to their advantage to save a significant amount on their property purchase and even walk away with some extra cash after the deal is closed.

    Additional features for this suburb include close access to Mitchell Freeway and a convenient location only minutes from the CBD. The area is certainly appealing to families as it is an excellent area which attracts people to the community lifestyle.

    Property prices in Mount Hawthorn are also surprisingly lower per square metre than neighbouring cities. Homes that are available for sale now range from $550,000 to $1.4 million. The suburb has a mix of property styles from Californian bungalows to Federation-style homes. Homes in the area represent old classics combined with a modern twist, adding even more versatility to the suburb.

    Other suburbs that topped the most-searched list include Nedlands, Peppermint Grove, Bull Creek, and Carine. The list is indicative of increased buyer interest which could see strong growth in the coming years.

    Perth, WA -- (ReleaseWire) -- 10/22/2014 -- A combination of record low interest rates and strong investor demand have seen significant growth in capital cities.

    Sydney and Melbourne experienced strong growth over the last year with 16.2% and 11.7% increases respectively. Other cities including Perth saw strong growth but nowhere near what these two capital cities experienced. These figures have caused the RBA to issue stern warnings that steps would need to be taken to cool the property market.

    One suggestion included implementing more strict lending criteria to property investors and to increase the deposit amount required. Increasing the interest rates is also another possibility in an attempt to make housing prices more sustainable. Changes to the cash rate are not expect for quite some time.

    It appears that some of these warnings have had some impact.

    A number of property agents throughout the country have already been reporting declining numbers and less bidding pressure at property auctions. The Perth property market has also continued to slow down with a large increase in the number of homes available for rent.

    Figures from the Real Estate Institute of WA (REIWA) indicate a 50% increase in the number of properties for rent just in the last year alone. REIWA president David Airey indicated that home sales had been on a steady decline for the past 18 months.

    He said, "We've got fewer sales being made, but strangely the median price is holding up to be pretty steady around the $540,000 mark." Airey also noted that despite this, the overall market is still strong.

    The RBA continues to keep the cash rate at 2.5%. Economists do not expect any changes to these rates until the end of the year at which point it may see an increase although it is impossible to know for sure.

    Perth, WA -- (ReleaseWire) -- 11/04/2014 -- The Real Estate Institute of Western Australia (REIWA) released new statistics regarding the property market in Perth. The conclusion of the report is that the property market is start to look better for new home buyers.

    The numbers behind recent sales activity from this year provides a deeper look.

    After seeing strong growth over the past year, Perth house prices are beginning to fall. Research reveals that housing values in Perth fell in August by 1.84 per cent. While only a small decline, the data shows that the market in Perth is now beginning to slow down.

    Data compiled by REIWA show that the number of house and unit sales fell to just over 50,000 during in 2013-14. The previous year saw sales of 52,000, demonstrating a clear decrease in activity. Transactions were 5 per cent less than the average over 15 years in Perth.

    This is in stark contrast to the Sydney and Melbourne property markets which continue to see strong growth.

    Increased demand from first home buyers helped push the median house price in Perth to $550,000 last year before trending down to $540,000. Sales were down in South Perth and Victoria Park while outer suburbs actually saw an increase.

    The data indicate that the property market is experiencing growth in some areas but decline in others. David Airey, President of REIWA, believes that part of the increase in first home buyer activity is due to recent changes in the transfer stamp duty.

    The threshold for stamp duty exemption was reduced from $500,000 to $430,000 on 1 July by the WA Government, prompting many to enter the market. With these changes, first home buyers are exempt from duty on purchases of vacant land up to $300,000 which help to encourage more people to build their first home.

    This makes the Perth property market favourable to first first home buyers. Combined with record low interest rates and qualifications of up to $10,000 with a First Home Owners Grant (FHOG), new buyers are in a strong position to enter the market and explore their options.
