Blackfalds, AB -- (ReleaseWire) -- 10/13/2014 -- A welcome to Blackfalds feature that would be part of a roundabout planned at Highway 2A and Highway 597 is back on the table.

Council gave the OK to bring the plan back to the forefront now that Alberta Transportation has brought the roundabout back into its capital plan.

“With the roundabout coming on stream in the fall of 2012, what we did is allocate $75,000 to build a landscaping roundabout feature in the middle of the roundabout,” explained Preston Weran, director of infrastructure and property services.

“What happened is (Alberta Transportation) put the tender out and it came in way too high, so they kind of delayed the project. Then it got cancelled as part of their three-year cancellation of their capital projects. In turn our landscaping feature got cancelled as well.”

Weran said now that the Alberta government has put that back on their three-year capital plan, they have until 2016 to get it tendered and constructed.

“So we just heard the other day that Alberta Transportation is planning on tendering this fall. We don’t have an official confirmation on that, but that is their plan,” he said.

“We just wanted to confirm with council that the schematics of the large Blackfalds letters was still top of the priority list. We wanted it to be brought forward as part of the 2015 budget.”

Weran said Blackfalds would probably just tack that on to the tender for Alberta Transportation so that the contractor doing the top soil and all the re-scaping of the ditches would actually do the landscaping feature as well.

“(Alberta Transportation) is looking at tendering this fall,” Weran said. “They will see how the prices come in, and would like to start construction next year. But again, that is all somewhat informal and we kind of wanted to cement our requirements to incorporate that into our bid.”

“We added another $15,000 just because of the fact that it is two years later,” he added.

The expected capital cost for the roundabout feature in the Blackfalds budget is $90,000.

Housing Prices Could Fall if Tougher Lending Criteria Are Introduced : Aveling Homes

Perth, WA -- (ReleaseWire) -- 10/13/2014 -- Housing prices have seen significant growth over the last year especially in Sydney and Melbourne where prices have grown 16.2% and 11.7% respectively. Part of this growth is due to increased approvals for property investment loans combined with record low interest rates and a growing economy.

The combination of high investor demand and strong growth is mainly concentrated in these two cities. Property increases over the last 12 months in other capital cities include Adelaide (5.9%), Brisbane (5.4%), Perth (3.5%), Hobart (2.8%), and Canberra (1.4%).

But the Reserve Bank of Australia (RBA) has issued warnings in its Financial Stability Review that continued growth is unsustainable at current rates and that property values would fall. One concern is that lending to property investors and first home buyers is becoming unbalanced as many new to the market are being "priced out".

Experts say that changes to lending criteria need to be made to limit higher risk lending.

The RBA has not specifically stated what it intends to do but concerns about high levels of investor activity were highlighted in its Financial Stability Review. If left unchecked, these issues could potentially create price falls in the property market and have a strong negative impact on the economy.

Changing lending practices would help to slow down demand and keep the housing market relatively stable.

The RBA is currently in discussion with the Australian Prudential and Regulation Authority and members of the Council of Financial Regulators for steps towards more sound lending practices particularly to property investors. Examples would be to introduce limits on loan-to-value ratios and to increase the interest rates.

Tightening other criteria would also likely help to prevent any significant housing price falls in the future but could still slow down.

The 7th Lake of the Ozarks Real Estate Symposium held last September 25, 2014 provided a closer look at the selling and buying trends dominating the real estate market for the past years.

Osage Beach, MO -- (ReleaseWire) -- 10/15/2014 -- In its recently held 7th Annual Real Estate Symposium, RE/MAX Lake of the Ozarks highlighted a comprehensive report on the top trends in the real estate business featuring one of Missouri’s top destinations. “Through September 15th, total transactions on all property types were down 2% from 2013, but up 29% since 2009. Volume-wise, all property types are down 5% from 2013, but up 28% since 2010,” according to the RE/MAX Lake of the Ozarks team. “There has been a 14% decline in new inventory through September 15th compared to new listings in 2010,” they noted.

In terms of Market Absorption Rate, the Lake of the Ozarks real estate team presented the crucial numbers, covering September 15th of each given year. For 2010, there were 6,790 New Listings and 1,287 Total Sales, which presents a ration of 1 Sale out of 5.27 Listings. In 2013, there were 5,570 New Listings and 1,779 Total Sales, or equivalent to 1 Sale out of 3.13 Listings. As of the current year, there are 5,846 New Listings and Total Sales of 1,745, which essentially translates to 1 Sale out of 3.35 Listings.

“Number of Sales & Volume in 2014 is up 7% from 2011 on Residential Waterfront Homes through September 15th. The average Sold price is up 26% from 2011 on Residential Off-Water Homes through September 15th,” the report further noted.
